Landlords – Do you have private a domestic property that you rent out?

Did you know from 2025, all newly rented properties will be required to have an EPC rating of C or above?

Once the new regulations are in place in 2025, landlords who do not have a valid EPC could be fined £30,000.

What do the new regulations mean for landlords?

The new rule changes are in line with the Government’s net zero emissions by 2050 targets. Along with creating more energy-efficient homes.

The recent Government change in rules would require that all new tenancies must have an EPC (energy performance certificate) rating of Band C or above, starting from 2025.

Currently, properties require an EPC rating of ‘E’ or above and for existing tenancies, the new regulations won’t apply until 2028.

Beginning this process as soon as possible will enable you to decide on the best course of action going forward; whether to upgrade your property in accordance with the coming requirements and avoid any fines or loss of rent or to consider selling the property before the market gets saturated with lower-rated EPC properties and the appetite for these properties no longer exists.
