Landlords – Do you have private a domestic property that you rent out?
Did you know from 2025, all newly rented properties will be required to have an EPC rating of C or above?
Once the new regulations are in place in 2025, landlords who do not have a valid EPC could be fined £30,000.
What do the new regulations mean for landlords?
The new rule changes are in line with the Government’s net zero emissions by 2050 targets. Along with creating more energy-efficient homes.
The recent Government change in rules would require that all new tenancies must have an EPC (energy performance certificate) rating of Band C or above, starting from 2025.
Currently, properties require an EPC rating of ‘E’ or above and for existing tenancies, the new regulations won’t apply until 2028.
Are you a Homeowner looking to improve the energy performance of your property?
If you are a homeowner looking to improve the overall efficiency of your property we can help.
How can Manor Surveyors help?
We will conduct an internal and external inspection of your property and determine the current EPC value. Even if you already have an in-date EPC it’s still worth investing in a new one, particularly if you’ve made upgrades to your property since it was issued.
Once you have your EPC, we will advise you of the various options available to you regarding the improvements required to bring your property up to the required band and how much the work will cost. Home upgrade measures include installing cavity wall insulation, low energy lighting, increasing loft insulation, more efficient windows or changing to a more efficient heating system.
We can also provide a service where we project manage the necessary works to ensure they are carried out appropriately and to the necessary standards taking the worry and stress away from you.
Beginning this process as soon as possible will enable you to decide on the best course of action going forward; whether to upgrade your property in accordance with the coming requirements and avoid any fines or loss of rent or to consider selling the property before the market gets saturated with lower-rated EPC properties and the appetite for these properties no longer exists.
From advice around feasibility, cost planning, undertaking and specifying the works Manor Surveyors Limited is working closely with landlords across the region to help improve their residential properties to the required standard.
