Pre-acquisition Surveys

Whether you’re a buyer or prospective tenant, purchasing a property or buying a new long-term lease on a commercial property is a big investment so it is essential that you have a clear understanding of the condition of the building before you make a financial commitment. Manor Surveyors Limited undertake pre-acquisition surveys that help our clients make informed decisions on a purchase of a property or a lease so that you can be sure that the property you are buying is in sound condition and appropriate for your needs.

Schedule of Condition

A schedule of condition is a report that is produced by a surveyor to record the existing condition of a property or asset at a particular moment in time. At the end of the lease, the schedule of condition can be referred to and relied upon to provide clear evidence on the original condition of the property, which can reduce dilapidations claims.

Rebuilding Cost Assessments

In the event of a total loss of your property, for example from a fire, buildings must be insured to cover the full cost of demolition and rebuilding, together with any other allowances for professional fees. Manor Surveyors have qualified surveyors with the experience and technical expertise that is required to produce accurate Building Reinstatement Cost Assessments, whether it is for a one-off valuation or a complete property portfolio.

Licence for Alterations

A Licence to Alter is a legally enforceable document that allows the tenant to carry out the works required under the terms of the lease. Typically, the landlord’s consent is stated to be not unreasonably withheld, meaning a landlord can only refuse the tenant’s request with a reasonable objection. We have experience in acting on behalf of both tenants and Landlords.

Planned Preventative Maintenance

When you purchase or lease a building, you will need to consider the right maintenance strategy for good asset management of the building. Maintaining your assets is arguably the most important aspect of property ownership. Planned Preventative Management is a proactive approach to maintenance, designed to avoid failures, breakages and unexpected maintenance costs or unplanned disturbances from reactive works.
